Guest friendly with direct access to Soi 4, I have just finished my stay 

The negatives – a tired hotel that’s seen better days, I’d give it 3 and ½ stars. The queen bed is 2 singles joined together. The water temperature is tepid at best so you won’t be having a bath unless you like it cold. Showers are just bearable

The positives – location is quiet and not even a 10 minute walk to NEP. Apartment style layout so there is room to swing a cat with a washer, small dining table and 2 chairs and basic kitchen with full size fridge, and bathtub in the bathroom. Has a nice rooftop pool (average size) and small gym and sauna. Breakfast was fine

Unlikely to return due to it being worn out and I don’t need a larger apartment style room. However it would suit a value conscious punter

Think in the future I should check the shower and everything making sure that they actually work the minute I put down my bags. I was staying at Hotel Eleven last month and I was too too lazy to do that and only found out later that the water temperature was extremely hot one minute then very cold the next. By that time I've already unpacked everything and didn't want to change room. Fortunately I've only booked there for 2 nights so after that I've moved to a different hotel.

Toured this hotel last trip (1 BR suite with balcony) and for the price/location/size proposition, it’s a huge win.  Booked up for next trip.  Comparable suite at HR runs 4-5x what this place charges plus these rooms have a W/D, assuming they actually work.

Not mentioned but it also has direct access to Soi 4 and right near egress to Benjakitti (and thus skywalk to Lumpini) and also offers free bike rentals (or so they told me).

Is the short cut at Rajah Hotel open again? My last visits it was closed for non-residents!?

... or is there another short cut to go to Soi 4 without going all the way out to Sukhumvit Rd?

sorry my bad i guess op did mention the direct access.

no rajah alley been closed since maison hotel opened.  there’s a gate on the soi 2 side with a guard.  last couple of trips i had semi success just telling the guy to open the gate.  some now want to see a room card for maison.
